Kips Bay Court

Kips Bay Towers is a 900-unit rental property purchased in 2016 by Blackstone LP in the Kips Bay neighborhood of Manhattan. Built in 1975 the former Phipps housing complex consists of 8 high rise towers that share combined lobby ground floors with private parks and street level retail.  Our capital improvement work updated these aging ground floor spaces with new lobbies, entrances, updated public spaces and elevator lobbies, and included design of new amenity rooms to elevate the lifestyle experience and bring this complex up to current multifamily standards.

  • A new leasing and management office welcomes prospective tenants with a separate and accessible street entrance. Under-utilized spaces were converted into apartments with private outdoor spaces, and the fitness center was expanded with new equipment, workout rooms and training areas.

    New amenity rooms were also created from storage spaces and include a game room and simulator lounge which features everything from golf and archery to F1 racing. This lounge, geared towards social activity opens to a private terrace along 26th street. In the same wing, a separate reading room lounge is a quieter counterpoint to the gaming activity. This lounge opens to the private gardens but is designed for collaborative working and quiet study. A social lounge for group parties opening to outdoor garden space was also designed in the buildings along 28th street for larger gatherings.
